Our company is looking for a Property Manager to join our team.

Responsibilities:

  • Maintain, update and execute preventative maintenance schedules;
  • Acts as primary contact with tenants; directly involved with all aspects of property operations and daily administrative tasks;
  • Work with tenants, building maintenance staff and vendors to ensure work orders are complete;
  • Work directly with subcontractors to obtain bids and work scheduling;
  • Assist Leasing Representatives with their sales and marketing responsibilities to maintain high occupancy and retain existing tenants;
  • Perform daily, weekly, monthly, and quarterly (QA) inspections;
  • Supervises all phases of community-sponsored activities;
  • Evaluate existing contracts and effectively negotiate new contract pricing;
  • Understand the company’s and client’s business objectives to ensure optimal property performance;
  • Maintain courteous and continuous communication with employees, residents, applicants, and vendors;
  • Budget preparation and CAM reconciliations for assigned properties as well as delegating charges to correct tenants;
  • Processes and approves the staff payroll;
  • Advances the philosophy of community service, and actively promotes it in staffing, programming, and through role modeling;
  • Overseeing the training programs for property personnel and motivating staff;
  • Must have reliable transportation.

Requirements:

  • Able to read and analyze financial reports;
  • Ability to analyze, prioritize and delegate;
  • Familiar with OneSite management software;
  • Microsoft Outlook, Angus, Accounting Software such as MRI, Yardi or CTI proficiency preferred;
  • Knowledgeable in local, state, and Federal laws that pertain to property management and tenant rights;
  • Detail oriented, analytical and computer literate (Microsoft proficient);
  • Entrata proficiency preferred;
  • Able to analyze and implement cost saving measures, efficient procedures, and effective leasing tools;
  • Must live locally – Richmond, Teddington, Hampton, Twickenham, Isleworth – or very close to these areas;
  • Excellent customer service and follow-up skills;
  • Good financial aptitude;
  • Self-motivated individuals who are excellent multi-taskers and HIGHLY reliable excel in this role;
  • Must be Punctual & an Effective Communicator;
  • Knowledge of accounting/bookkeeping fundamentals helpful;
  • Exceptional customer‐service skills and demonstrated ability to maintain strong working relations with both internal and external clients.
