Director of Operations

Location: Northern New Jersey - Somerset County We are hiring a Director of Operations to build a multifamily property management organization from the ground up. This is a build role: the person in this seat will design and stand up the entire operation, not step into an existing one and maintain it. The right candidate has managed 400 to 1,000 units and operates within a tight footprint of roughly 22 square miles in New Jersey. This person will create the full organizational structure beneath them - hiring and leading the team - and build out all SOPs, KPIs, processes, and procedures the company will run on, from leasing and maintenance to reporting and preventive maintenance. Opportunity Overview Design and prove out the operating system: SOPs, tools, KPIs, and reporting. Take on the balance of the portfolio (roughly 400 units) over the following 12 to 24 months. Hire and lead a team as you scale, including site superintendents, a maintenance manager, and administrative and accounting support. Grow with the portfolio as the company continues to acquire. Lead Responsibilities Build the standardized SOPs, tools, checklists, and reporting the company runs on. Define the KPI framework from the ground up: occupancy and vacancy, budget adherence, maintenance and turn performance, and the metrics that best signal operational health. Own annual budgets and monthly financial performance, and drive NOI. Set leasing strategy and improve occupancy, renewals, and rent growth. Stand up a real preventive-maintenance program, cut unit-turn times, and hold vendors to standard. Build the technology stack around a single platform (Yardi Voyager preferred) plus modern ticketing and reporting. Recruit, train, and lead the team, and build a culture of accountability and continuous improvement. Travel across the portfolio's locations to lead and oversee all operations. Desired Skills and Experience Experience as a Regional Property Manager, Director of Operations, or comparable multifamily leader. A track record managing roughly 400 to 1,000 apartment units (approximately $10 to $20 million in annual rent roll) across multiple sites. Background with an established, systems-driven operator, so you know what good looks like and can define the KPIs that get there. A builder, not only a day-to-day manager: real evidence you have built processes, tools, and teams. Strong command of operating budgets, capital projects, and property management software (Yardi Voyager preferred). Deep knowledge of the Northern New Jersey and NYC metro market: local brokers, competitors, submarkets, and buildings. This is a local role, not a relocation search. Compensation and Benefits Base salary that grows with the portfolio, starting around $120,000 and scaling toward $150,000 as the full portfolio comes under management. Annual performance bonus targeted at 20 percent of salary. Onsite housing available for a candidate who wishes to live at one of the properties.
