Facilities Administrator

The New York Independent System Operator (NYISO) manages the efficient flow of electricity on more than 11,000 circuit-miles of high‑voltage transmission lines, dispatching power from hundreds of generating units across the state. The NYISO’s Information Technology department invites applications for a full‑time Facilities Administrator. This role administers and coordinates a wide range of tasks related to the operation and maintenance of NYISO owned or leased facilities, including computer rooms, data centers, control centers, office environments, buildings, roads, and grounds. Key responsibilities include managing building infrastructure services such as electrical distribution, environmental, HVAC, UPS, diesel generators, fire detection and protection systems, and security systems. The Facilities Administrator maintains equipment logs, work lists, and schedules, and collaborates with the Facilities Supervisor and subject‑matter experts to develop policies, procedures, and monitoring protocols that provide NYISO employees with a safe and healthy work environment. ESSENTIAL DUTIES and RESPONSIBILITIES Manage, distribute, and track work orders for staff and contractors using CMMS. Utilize applications such as Automated Logic BMS, Lutron Quantum Lighting and Micromain CMMS. Administer computer rooms at all facilities, including condition monitoring, cleanliness, equipment additions, and preventive and emergency maintenance. Coordinate with IT on work and documentation within the data center, including electrical installations, environmental conditions, equipment installation or removals, and fire safety systems. Select and coordinate outside contractors and vendors who provide goods and services. Schedule and oversee contracted services including janitorial, trash removal, recycling, UPS, HVAC, electrical and security systems, elevator, fire protection, water treatment, lawn maintenance, and snow removal. Manage receiving operations and distribution. Oversee maintenance and periodic testing of diesel generators. Conduct and document periodic “walk through” inspections of NYISO facilities. Evaluate problems, provide support, and respond rapidly to building and infrastructure system problems. Implement workspace setups for new employees and contractors, and coordinate inter‑office personnel moves. Create and maintain CAD drawings of facilities, grounds, seating, and special projects. Maintain current records, prints, schedules, documentation, and maintenance logs. Purchase and maintain adequate inventories of equipment, parts, and building supplies. Receive and process deliveries of equipment and supplies, and process outgoing shipments. Assist in preparing and monitoring the facilities annual budget. Maintain building, office, and workstation lock and key inventory, duplicates, and central key storage boxes. Support NYISO’s fixed asset program and inventory. Work with the Manager, Facilities and Senior Project Manager on ongoing annual capital replacement projects, including weekly project meetings and vendor coordination. Assist with administration of NYISO’s corporate safety program.

QUALIFICATIONS

Associate degree in a technical field or equivalent experience is required. Minimum five years of related experience in construction, building maintenance, or related fields, with intermediate knowledge of plumbing, electrical, and construction principles and codes. Comprehensive knowledge of OSHA and NYS DOL regulations is preferred.

CERTIFICATES, LICENSES, REGISTRATIONS

Valid New York State operator’s permit and driving record required. IFMA or BOMA Facilities related certification desirable. OSHA General Industry Outreach Trainer and 30‑hour course certification preferred; progress toward certification also desirable. Courses or certifications in safety areas such as those offered by NASP are also desirable.

ADDITIONAL REQUIREMENTS

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, blueprints, schematics, drawings, and procedure manuals; write routine reports and correspondence; speak effectively before groups of contractors or employees. Ability to calculate figures and amounts, apply basic algebra and geometry, and interpret construction and equipment symbols. Problem‑solving skills in variable situations with limited standardization. All NYISO facilities are considered critical infrastructure under the Department of Homeland Security and must be maintained 24/7/365 without exception.

PHYSICAL DEMANDS

While performing the duties of this job, the employee is regularly required to talk or listen. The employee frequently is required to stand, walk, sit, and use hands to perform routine office tasks. The employee is occasionally required to reach with hands and arms and lift and/or move up to 40 pounds. WORK ENVIRONMENT

The noise level in the work environment is usually moderate. Contact with staff and public will occur. Travel may be required to attend and/or conduct meetings, conferences, and training. NYISO operates on a 365‑day, 24‑hour basis and this position will be required to rotate 24/7 “on‑call” coverage.
