Business Development Representative – Commercial Doors, Frames & Hardware (Division 8)

Location: Beltsville, MD

Position Summary

The Business Development Representative – Commercial Doors, Frames & Hardware (Division 8) works closely with executive leadership and operations management to drive market growth, develop new business opportunities, and strengthen existing client relationships. This role is responsible for identifying, pursuing, and securing commercial construction opportunities while serving as a key liaison between customers and internal operations teams.

Primary Responsibilities

• Create and implement strategic marketing and business development plans.

• Develop and maintain relationships with assigned accounts and key decision-makers.

• Understand customer needs and identify opportunities for Division 8 Doors, Frames & Hardware services.

• Collaborate with executive leadership and operations teams in preparing budgets, proposals, and bid strategies.

• Partner with Operations Managers and other Business Development team members to secure awarded projects.

• Serve as the primary local liaison between customers and the company.

• Develop, manage, and monitor regional marketing budgets.

• Maintain accurate CRM records, sales activity reports, and pipeline tracking.

• Attend industry events, networking functions, and trade associations to expand business opportunities.

• Generate leads, identify prospects, and cultivate new client relationships.

• Perform additional duties as assigned.

QualificationsEducation

• High School Diploma or equivalent required

• Bachelor's degree in Business, Marketing, Construction Management, or related field preferred

Skills & Competencies

• Excellent verbal and written communication skills

• Strong presentation and proposal development abilities

• Proven relationship-building and client management skills

• Ability to represent the company professionally and effectively

• Strong negotiation and sales skills

• Knowledge of commercial construction markets and bidding processes

• Understanding of Division 8 products including commercial doors, frames, hardware, and related systems preferred

• Strong organizational and CRM management skills

• Self-motivated with the ability to work independently and collaboratively

Experience

• Minimum 3 years of experience in business development, sales, marketing, customer service, or a related field

• Experience in commercial construction, building products, Division 8, Division 10, or specialty contracting preferred

• Existing relationships with general contractors, construction managers, architects, or building owners highly desirable

Additional Requirements

• Successful completion of a background check

• Ability to execute a Non-Disclosure Agreement (NDA)

• Valid driver's license and ability to travel within the assigned territory as needed
