Business Development Director

B&S SITE DEVELOPMENT INC

Role The Director of Business Development – Midwest will lead regional growth for B&S Site Development’s large‑parcel site development portfolio. This leader will identify, pursue, and secure major land‑development opportunities—including industrial megasites, distribution centers, data center campuses, manufacturing facilities, and mixed‑use large‑acreage projects. The role blends strategic market expansion, relationship development, and deep understanding of site‑readiness requirements. Responsibilities Market Expansion — Build and execute a Midwest growth strategy targeting municipalities, private landowners, industrial developers, and national site‑selection consultants. Pipeline Development — Identify large‑parcel opportunities (50–2,000+ acres) and manage them from early discovery through contract execution. Client Acquisition — Cultivate relationships with economic development agencies, utilities, engineering firms, and major industrial clients. Proposal Leadership — Lead RFP/RFQ responses, conceptual site plans, and development feasibility packages. Partnership Development — Establish strategic alliances with brokers, EPC firms, and regional contractors. Revenue Growth — Own annual revenue targets and deliver consistent year‑over‑year growth. Competitive Intelligence — Track regional land‑use trends, zoning changes, infrastructure expansions, and incentives. Brand Presence — Represent B&S Site Development at industry events, trade shows, and economic development conferences. Required Experience & Qualifications 10+ years in business development, land development, civil construction, or industrial real estate. Proven success securing large‑parcel development projects ($10M–$200M+). Strong network across Midwest economic development, industrial developers, and site‑selection professionals. Understanding of site due diligence, entitlements, earthwork, utilities, and infrastructure planning. Ability to interpret conceptual engineering plans and coordinate with technical teams. Exceptional negotiation, communication, and long‑cycle sales skills. Willingness to travel extensively across the Midwest.
