The HVAC Maintenance Technician I installs new units or replacement parts for existing units according to specifications and established safety guidelines. Performs maintenance and service repairs on heating, ventilating, and air conditioning systems. Being a HVAC Maintenance Technician I may be required to complete an apprenticeship and/or formal training in area of specialty. Maintains and secures a spare parts inventory, recommends purchasing of maintenance equipment and supplies as required to improve processes and efficiencies. In addition, HVAC Maintenance Technician I requires a high school diploma or its equivalent. Typically reports to a supervisor or manager. Being a HVAC Maintenance Technician I gains or has attained full proficiency in a specific area of discipline. Works under moderate supervision. Our company is looking for a HVAC Maintenance Technician to join our team.

Responsibilities:

  • Must be able to install and repair appliances and furniture;
  • Ability to physically manage painting, pressure washing, blower breezeways and parking lots;
  • Maintenance of gas appliances;
  • Diagnose problems, disassemble, part identification, ordering or fabricating, repair and reassemble;
  • Requisition parts/materials needed for repair and preventative maintenance;
  • Maintain, install, troubleshoot and repair all related HVAC equipment for production department;
  • Install new heating, ventilation, and air conditioning systems;
  • Maintains inventory of filters, refrigerant and related parts require to repair HVAC equipment;
  • Provide quality customer service to all residents at all times;
  • Experience using Rent Manager or other property management software (preferred);
  • General maintenance knowledge;
  • Experience using tablet, smart phone, and computer technology in apartment industry(preferred);
  • 3+ years of recent maintenance experience in the Multi-Family Property Management industry (varied based on role);
  • Monitor all life safety & HVAC equipment; document and notify Property Manager of any necessary repairs;
  • Meet all time expectations set by supervisor.

Requirements:

  • Have a strong work ethic with reliability and dependability;
  • Functional knowledge of electrical work;
  • Maintenance of gas appliances;
  • Restaurant equipment experience is a plus;
  • Previous experience in HVAC or other related fields;
  • PLC controls experience helpful;
  • Working understanding of HVAC, electrical, & plumbing trouble shooting;
  • Electrical/mechanical certifications through accredited program helpful;
  • 1 year maintenance experience;
  • 1+ years’ experience working in the Apartment Industry;
  • Access to personal hand tools + power drill;
  • Bilingual is a plus;
  • Basic Computer skills;
  • Flexibility to work overtime/weekends as required;
  • HVAC certification.
