This is construction sales in the truest sense: no lead queue, no house accounts, no marketing budget, and nobody takes the large deal off your desk.

Pave Talent is hiring on behalf of our client, a San Diego design-build firm that builds custom homes, large additions, and small multifamily up to three stories. Average project is $650,000, the range runs $250,000 to $4 million, and about 75 percent of the work is brand new square footage. They are at roughly $10 million in revenue and intend to reach $20 to $30 million.

They have never advertised for a client and do not intend to start. Every project comes from architects, designers, adjacent firms, and relationships in this market. Their change order rate sits under 1 percent, which is why architects keep referring them and why you will not spend the back half of a job apologizing.

The team is under 20 people and unusually senior, many of them former construction business owners, several of them military veterans. The culture runs on extreme ownership: you do what you said you would do, and nobody watches the clock.

- Rainmakers who generate their own work. If your last five deals came out of a company lead queue or a marketing budget, this seat will not fit you.

- People with live San Diego relationships. Architects and designers are the core channel, and realtor and investor networks count too. The hiring manager put it plainly: Business is business. If they can produce the business, then they can produce it from anywhere. The point is, can they build something from nothing?

- Sellers who have carried a real construction conversation with a homeowner, read a plan set, and held their own on a job walk.

If you need inbound leads to produce, or you are relocating into San Diego, this is not your role. The relationships are the job.

This is a new seat, not a backfill. Ownership has been carrying business development alongside running the company, so there is no playbook to inherit. You build the sales function itself, process and cadence included, reporting directly to the president.

- The referral channel end to end: architects, designers, realtors, investors, and adjacent firms who touch the homeowner before a builder does.

- The discovery call, the qualification, and the call on what is worth pursuing.

- The site walk and the proposal presentation, with the estimator alongside you on both, handling the technical questions. You are not doing takeoffs at night.

- A presence where this work originates: the American Institute of Architects (AIA) San Diego, the Building Industry Association (BIA), the National Association of the Remodeling Industry (NARI), the National Kitchen and Bath Association (NKBA), and local real estate investment groups.

- The push into 5 to 20 unit multifamily, the range most builders in this market skip.

There are roughly 400 architects in San Diego County and the company works with about 40 of them. The territory is wide open because nobody has worked it, and no marketing engine is coming to help. The hiring manager wants someone who raises the ceiling, not someone to train: I would prefer they come in and be able to teach us a few things, and maybe we teach them a few things. The payoff is why you take the call. The top producer here was the highest paid person in the company last year, ahead of both owners.

- Selling to the homeowner or property owner directly, on ground-up work. Apartment turn work for investors, where you never faced the client, does not translate here.

- Comfort with $500,000 to $4 million residential projects and the buyers who fund them.

- The ability to read a plan set and hold your own on a job walk.

- Based in San Diego, in the market every week, and authorized to work in the United States without sponsorship.
