Business Development Executive – HOA Reconstruction

Territory: North County San Diego

Base Salary: $80,000

Expected Total Annual Earnings: $150,000–$250,000+

Commission: Uncapped

Work Arrangement:  Territory-based and primarily remote

Own an Established North County Territory

PrimeCo is hiring an experienced Business Development Executive to own our exclusive North County San Diego territory—from Oceanside to Del Mar and east through Escondido and Rancho Bernardo.

This is not a territory being built from scratch. You will be backed by more than 30 years of PrimeCo relationships, account history, industry credibility, and successful HOA projects throughout Southern California.

You will own the sales process from prospecting through signed contract, supported by an experienced team of estimators, project managers, superintendents, foremen, and skilled field crews.

This position is built for someone who wants the autonomy and earning potential of running their own territory—with the infrastructure of an established reconstruction company behind them.

The Opportunity

• Exclusive North County San Diego territory
• Existing account base and long-standing industry relationships
• Approximately $5 million annual booked-sales target at full ramp
• Average project size of approximately $500,000
• Typical sales cycle of three to nine months
• Twelve-month ramp period
• Uncapped commission and meaningful long-term earning potential

PrimeCo provides the account history, relationships, tools, and operational platform. You will be responsible for generating and advancing opportunities through consistent relationship-building, outreach, market involvement, and territory activity.

What You’ll Own

• Develop and manage the territory from prospecting through signed contract
• Build trusted relationships with HOA board members, community managers, consultants, engineers, architects, manufacturers, and construction-defect professionals
• Identify upcoming reconstruction needs before they become broadly competed bids
• Lead property walks, discovery meetings, board presentations, RFP interviews, and preconstruction discussions
• Partner with Estimating to develop accurate and competitive scopes and proposals
• Maintain an accurate CRM, credible forecast, and clear strategy for significant opportunities
• Complete a clean handoff to our construction team after award
• Remain connected to the client throughout construction to protect the relationship and create future opportunities
• Build clients for life through strong communication, follow-through, and trust

• Building a strong network across the North County HOA market
• Developing a healthy pipeline with consistent movement and clear next steps
• Closing complex projects based on trust, strategy, and value—not price alone
• Progressing toward approximately $5 million in annual booked sales after the ramp period
• Creating repeat clients, referrals, and long-term portfolio relationships

Who We’re Looking For

• 5+ years of successful outside sales or business development experience
• Construction, reconstruction, building-materials, or related industry experience
• A demonstrated ability to generate opportunities and close complex, high-value work
• Established North County market relationships or strong local credibility
• HOA, community-management, reconstruction, or construction-defect relationships are strongly preferred
• Disciplined CRM, follow-up, pipeline-management, and forecasting habits
• A consultative approach, sound judgment, and the ability to work independently
• The credibility to work effectively with clients, estimators, and construction professionals

Experience in estimating, preconstruction, project management, HOA reconstruction, construction-defect work, or reviewing plans and technical reports is highly valued.

Compensation and Benefits

• $80,000 base salary
• Uncapped commission
• Expected total annual earnings of approximately $150,000–$250,000+, based on performance
