You will control the complete life cycle of new school sites—from undeveloped property to fully functioning campus—while creating the infrastructure that accelerates each successive launch with greater efficiency and reliability. This is not a conventional development position. Your purpose is not simply to oversee projects. Your purpose is to remove obstacles from expansion. This requires making decisive judgments on site feasibility, engaging directly with permitting and construction challenges, negotiating with suppliers, and advancing schedules with intensity. Simultaneously, you will deconstruct every element of this workflow into organized, AI-enabled processes that minimize manual intervention and enhance forecasting precision over time. What You Will Be Doing Execute critical site selection decisions by assessing zoning, permitting, budget, and schedule viability through structured and AI-supported evaluation Direct multiple school construction projects concurrently, coordinating construction managers, eliminating obstacles, and delivering on-schedule, on-budget launches Create precise, decision-ready capital investment proposals that establish stakeholder consensus on scope, budget, and implementation approach Oversee vendor identification, RFP processes, and contract negotiations with emphasis on velocity, quality, and cost efficiency Break down expansion processes into discrete operational units and construct AI-powered systems that reduce timelines and enhance predictability What You Won’t Be Doing Functioning as a passive progress monitor waiting for status reports from contractors or external partners Focusing exclusively on a single stage (e.g., site selection alone or construction alone) without accountability for the complete result Depending on manual, improvised methods that restart with each new site Raising issues without directly intervening to clear permitting, design, or construction roadblocks Investing months in stakeholder consensus without pushing toward a definitive decision VP Of Real Estate Development Key Responsibilities Control the complete expansion cycle of new school sites by delivering fully operational campuses on consistent timelines while systematically decreasing time, expense, and uncertainty through AI-enabled infrastructure. Basic Requirements Verified experience directing at least one real estate development or construction initiative from site identification through operational launch with complete accountability Experience overseeing multiple simultaneous builds or capital initiatives with direct responsibility for scheduling, coordination, and problem resolution Deep proficiency in zoning, permitting, construction, and vendor management, with capacity to engage directly with general contractors, architects, and regulatory authorities Proven capacity to evaluate tradeoffs involving cost, schedule, and feasibility with transparent, quantifiable results Experience refining or designing complex operational processes (e.g., permitting workflows, design coordination, construction management) Demonstrated skill in decomposing intricate workflows into structured, repeatable frameworks and enhancing them iteratively Evidence of applying tools (AI-based or other) to minimize manual effort, expedite decision processes, or enhance execution velocity Strong ownership orientation with capability to function in uncertain environments and produce tangible results Willingness and capacity to travel up to 60% to active construction sites nationwide and be present during critical development and launch phases Currently based in the US and authorized to work without requiring visa sponsorship Nice-to-have Requirements Experience scaling multi-location development or expansion initiatives Demonstrated success improving forecast precision and shortening delivery cycles across multiple projects About Alpha Alpha reimagines the school day around faster learning, stronger mentorship, and more time for students to build real-world skills. The position is immediately available and requires entering into an independent contractor agreement with Crossover as a Contractor of Record.
