About the Role We're looking for someone who thrives on building relationships, opening doors, and uncovering opportunities before anyone else. This is not a sit-behind-the-desk sales role. If you're energized by networking, making calls, developing business relationships, and getting out into the market, this could be the perfect opportunity for you. As our Business Development Executive , you'll play a critical role in identifying companies preparing for warehouse closures, facility relocations, lease expirations, consolidations, bankruptcies, mergers, acquisitions, and asset liquidations - often before those projects become public. You'll become the trusted connector between commercial real estate professionals, property managers, warehouse operators, landlords, (think new Amazon facilities!) creating new opportunities that drive long-term business growth. Responsibilities Conducting high-volume outbound prospecting through phone calls, emails, LinkedIn, and networking Building relationships with commercial real estate brokers, landlords, property managers, developers, and industrial decision-makers Identifying warehouse closures, relocations, lease expirations, facility shutdowns, consolidations, bankruptcies, and liquidation opportunities Researching companies and uncovering projects before they officially reach the market Qualifying opportunities and scheduling meetings for the sales team Leveraging Salesforce, LinkedIn Sales Navigator, ZoomInfo, Apollo, CoStar, LoopNet, and other prospecting tools to build a robust pipeline Attending networking events, industry associations, trade shows, and community events to expand market relationships Becoming a trusted resource within the commercial real estate, industrial, and logistics communities Collaborating closely with internal sales and operations teams to transition qualified opportunities into successful projects Required Skills Highly proactive and self-motivated Comfortable making high-volume outbound calls and prospecting daily Passionate about networking and building long-term relationships Naturally curious with strong research skills Competitive, driven, and resilient Organized with exceptional follow-up habits Professional and confident engaging senior-level decision-makers Entrepreneurial with a strong sense of ownership Preferred Skills Experience prospecting within one or more of the following industries is highly valued: Intralogistics Warehousing & Distribution Logistics & Supply Chain Facility Services Manufacturing Pay range and compensation package Compensation: $90,000–$110,000 Base + Commission + Year-End Bonus Benefits: Comprehensive Medical Benefits + Performance Incentives Travel: Approximately 10–15% (Networking & Relationship Development) Equal Opportunity Statement We are committed to diversity and inclusivity in our hiring practices and encourage all qualified candidates to apply. #J-18808-Ljbffr Sales Xceleration Recruiting
